Detached ADU FAQs

A detached ADU is a completely separate structure on your property — its own foundation, walls, roof, and utilities. It provides maximum privacy for both the homeowner and the tenant, and is the most versatile ADU type.

California law allows detached ADUs up to 1,200 sq ft regardless of local ordinances, though your lot size and setbacks affect what's practically buildable. Most detached ADUs we build are 400–900 sq ft.

From permit approval to move-in, typically 4–6 months of construction. Add 4–8 months for design and permitting. Total timeline from first consultation to occupancy is usually 10–14 months for a detached new build.

It needs connections for water, sewer, and electrical. These can be separate meters or shared with the main house. For rental ADUs, separate metering is usually preferred so the tenant pays their own utilities.
