For most residential and light-commercial flat roofs we recommend TPO, a white single-ply membrane with heat-welded seams that reflects San Diego's heavy UV and meets Title 24 cool-roof rules, lasting about 20 to 25 years. EPDM rubber, modified bitumen, and SPF foam each suit specific decks and rooftop equipment. We match the system to your slope, drainage, and goals on a free inspection.

It depends on the system and the drainage. TPO runs about 20 to 25 years, EPDM 25 to 30, modified bitumen 18 to 22, and a maintained built-up roof 25 to 30. SPF foam can last almost indefinitely if the reflective coating is renewed on schedule. Standing water cuts any of these roughly in half, which is why correcting slope is the real lifespan driver.

Ponding usually means inadequate slope from the original install, a deck that has sagged with age, or clogged drains and scuppers. California code requires at least a quarter inch of fall per foot toward the drains. The durable fix is to rebuild that slope with tapered insulation during replacement so water actually leaves the roof, rather than just patching the wet spot.

Often yes. San Diego sits in Title 24 Climate Zone 7, and qualifying low-slope replacements must meet cool-roof reflectance requirements. Yes. Many mid-century post-and-beam homes here still carry an aging tar-and-gravel built-up roof. We tear it off, repair any rotted decking, rebuild slope to the drains with tapered insulation, and install a clean reflective TPO or modified-bitumen system that drains and reflects heat far better than the original. The dry-season window of roughly May through October is ideal for the work.

A typical residential low-slope replacement takes about two to five working days, depending on the roof size, how many old layers must be torn off, the amount of drainage correction needed, and access.
