Roof Repair & Leaks

Common signs include water stains on ceilings, missing or cracked shingles, granules collecting in gutters, slipped or broken tiles, daylight in the attic, and corroded flashing around chimneys and skylights. A free inspection will tell you whether a targeted repair will hold or a replacement is the smarter call.
Because the tile is rarely the problem — the underlayment beneath it is. Concrete and clay tile last 50+ years, but the waterproof underlayment under them ages out at roughly 20–25 years. Once it fails you get leaks even though the tile looks perfect. The fix is a lift-and-relay: we remove and reuse your tile, install fresh underlayment, and reset the waterproofing.

Roof Replacement & Materials

Most San Diego homes take two to seven working days depending on size, pitch, and material. A single-story asphalt-shingle home often finishes in two to four days, while a two-story tile lift-and-relay can run a week or more. Our mild weather means few delays, and we tarp the roof secure each night.
It depends on your home and neighborhood. Premium architectural shingles run roughly 20–28 years here; concrete tile lasts 50+ and clay 75–100 (limited by the underlayment beneath); standing-seam metal runs 40–60 years and resists coastal salt when specified in aluminum. We match the material to your microclimate, fire zone, and architecture.
Repair makes sense when damage is isolated and the roof is sound and not near the end of its life. Replacement is the smarter call when damage is widespread, the underlayment has aged out, or the roof is past its service life. We give an honest recommendation after a free drone-and-attic inspection — we won’t sell a replacement you don’t need.

San Diego Climate & Code

Most full roof replacements require a permit, which we pull in your name with the correct jurisdiction — the City of San Diego, Chula Vista, El Cajon, or the County. Coastal-zone properties may also need Coastal Commission review. We handle the entire permitting process.
California’s Title 24 energy code, in Climate Zone 7 (all of San Diego), requires cool-roof materials on qualifying re-roofs. The 2025 standards effective January 1, 2026 newly extend cool-roof minimums to steep-slope residential re-roofs. We install compliant, CRRC-listed materials and handle the documentation.
Yes. In Wildland-Urban Interface (WUI) and high fire-hazard zones — common in East County, Poway, Scripps Ranch, and the canyons — roof assemblies must be Class A and vents must be ember-resistant. We build to these fire-code requirements as part of the assembly.
Near the coast, salt air corrodes the wrong fasteners and flashing within a few years, and the marine layer encourages mold on north-facing slopes. We spec corrosion-resistant materials — stainless or aluminum flashing rather than galvanized — for homes in La Jolla, Del Mar, Encinitas, Coronado, and Point Loma.
Warranties & Insurance

Qualifying installs carry manufacturer system warranties — such as the GAF Golden Pledge (up to 50 years) and Owens Corning Platinum Protection — plus our own workmanship warranty. Many are transferable when you sell, adding resale value.
Yes. We provide detailed written damage assessments and photo documentation you can submit to your insurer, and we coordinate with adjusters. Insurance typically covers sudden damage from wind, fire, or falling limbs — not normal wear and aging.
