A real multi-point inspection covers three zones: the roof surface (cracked or slipped tiles, curling or granule-stripped shingles, ridge and flashing condition, penetrations, and gutters), the attic from underneath (water staining, moisture, daylight, rusted nails, and ventilation), and the water-management details where roofs usually fail first. On tile roofs we'll also lift a sample area to check the underlayment. You receive a written, photo-documented report with a remaining-life estimate.

A drone is excellent for steep, two-story, or fragile tile roofs and for storm and insurance documentation, since it photographs cracked tiles, missing ridge caps, and visible flashing issues without anyone walking the roof. But a drone can't see underlayment hidden beneath tile, can't verify flashing laps or fastening, and can't inspect your attic. We use the drone as one tool inside a full inspection, paired with an attic check and a hands-on flashing review.
