Adding a full second floor typically involves removing the existing roof, reinforcing or replacing the first-floor wall framing and foundation to carry the new load, framing the new second floor, and installing a new roof. It's the most complex type of home addition.

For most of the construction, yes — the first-floor ceiling is open to the sky while the second floor is being framed. We use temporary weatherproofing (tarps and roof decking) to minimize interior exposure, but living in the home during framing is not realistic.

Doubling the square footage of a well-located home significantly increases its value in most markets. A primary suite on the second floor is a premium feature buyers pay for. The ROI depends on neighborhood comps — we can discuss what makes sense for your area.

Structural engineering, permitting, construction, and finish work together take 8–14 months for a full second story. Permitting alone is 2–4 months in most jurisdictions. We give a realistic timeline at the consultation.
