Financing FAQs

Home equity loans (HELOCs) are most common—they use your existing equity and have lower rates than construction loans. Cash-out refinancing works well when rates are favorable.
Some lenders will count 75% of projected rental income toward qualification. Fannie Mae's ADU-specific guidelines have made this increasingly common.
Most lenders want to see 15-20% equity remaining after the ADU loan. If your home is worth $600K with a $300K mortgage, you may access $120-150K for an ADU.
Construction-to-permanent loans work well for larger ADUs. You draw funds as construction progresses, then convert to a regular mortgage. Rates are typically higher than HELOCs.
