The final walkthrough is your opportunity to systematically inspect completed work before releasing final payment. This inspection verifies all contract requirements are met, punch list items are complete, and everything functions properly. Conduct the walkthrough in good lighting, testing every switch, outlet, faucet, door, window, and appliance. Check finish quality: paint, flooring, trim, caulking, and cleanliness. Verify you receive all keys, manuals, warranties, and as-built documentation. Bring a detailed checklist and camera to document any remaining issues.

Why It Matters

The final walkthrough is your leverage point. Once final payment releases, contractors have less incentive to return for minor fixes. Most contracts include retainage (typically 5-10%) held until final completion and walkthrough acceptance. Be thorough but reasonable—minor imperfections are normal, but anything not meeting contract specifications should be noted. Create a final punch list for any items needing attention, with agreed timeline for completion. Don't accept excuses about items being "close enough"—you paid for contract-specified quality.
