Punch List
The punch list marks the transition from substantial completion to final completion. Created during a walkthrough with the owner and contractor, it documents items that don't meet contract specifications: missing trim pieces, paint touch-ups, hardware adjustments, scratched fixtures, landscaping gaps, and similar minor issues. While individually small, these items impact the finished quality and owner satisfaction. A typical punch list contains 20-50 items for a major remodel or new home, though well-executed projects have fewer.
Why It Matters
The punch list walkthrough is the owner's opportunity to identify everything that needs attention before final payment. Be thorough—check every room, operate every switch and fixture, test all appliances, and inspect finishes in good lighting. Most contracts withhold final payment (retainage) until punch list completion. Set a reasonable timeline for completion (typically 30 days) and schedule a final walkthrough to verify completion. Document everything with photos and written descriptions to avoid disputes about what was agreed upon.
Common Punch List Items
- Paint touch-ups on walls, trim, and ceilings
- Cabinet and door hardware adjustments
- Caulking gaps at tubs, showers, countertops, and trim
- Scratches or damage to fixtures, appliances, flooring
- Missing or incomplete landscaping elements
- Cleaning requirements: windows, floors, fixtures
- Documentation: manuals, warranties, as-built drawings
