A professional roof installation transforms one of your home's most critical systems. When done right, it's a seamless process that results in a weathertight, warranted roof that protects your home for the next 25-50 years. Here's exactly what that process looks like.

Step 1: Professional Assessment

Before any work begins, a qualified roofer assesses your current roof from both inside and outside:

From the exterior:

  • Condition of existing shingles, tile, or membrane
  • Condition of flashing at all penetrations and edges
  • Gutter attachment and condition
  • Any visible structural concerns (sagging, separation)

From the attic:

  • Moisture staining or active dripping
  • Daylight intrusion through decking
  • Ventilation adequacy
  • Deck condition visible from below

This assessment drives the project scope. An honest contractor tells you what's actually needed — not the most expensive option.

Step 2: Product Selection

Once you know replacement is warranted, select the roofing system. For most San Diego homes, the decision comes down to:

Asphalt architectural shingles — Best value for most homes. 25-30 year warranty, broad color selection, cost-effective installation. Works with most home styles.

Concrete or clay tile — Higher cost, longer lifespan (30-50+ years for concrete, 50+ for clay), architecturally appropriate for Spanish Colonial and Mediterranean homes throughout San Diego.

Metal roofing — Premium longevity (40-70 years), excellent fire resistance, cool-roof performance. Best for contemporary and some Craftsman styles.

For flat and low-slope sections: TPO, modified bitumen, or EPDM depending on size, budget, and existing system type.

Step 3: Contract and Permits

Your contract specifies the exact product, scope, warranty terms, payment schedule, and project timeline. Review it carefully before signing.

Your contractor files for the required building permit before work starts. Full roof replacements require permits in San Diego County — don't work with anyone who suggests skipping this.

Step 4: Material Delivery

Shingles, underlayment, drip edge, flashing, and accessory materials are delivered 1-2 days before installation. Verify delivery matches your contract specifications — check the product name and color against what was agreed.

Step 5: Preparation

Your preparation:

  • Clear the attic of fragile or valuable items
  • Move vehicles from the driveway
  • Protect or relocate delicate landscaping near the perimeter
  • Secure pets inside

Contractor preparation:

  • Stage dumpster for debris
  • Lay perimeter tarps to protect landscaping
  • Set up safety equipment appropriate to roof pitch and height

Step 6: Tear-Off

Old roofing material is stripped to the deck. This is the loudest phase — typically one full day for a medium-sized home.

Critical moment: Deck inspection. Once the old roofing is removed, the contractor can see the actual condition of your roof deck. Any rotted, soft, or structurally compromised sections are identified now. The contractor should walk you through any findings and get your approval on additional work before proceeding.

Step 7: Deck Preparation

Identified rot or damage is replaced with new plywood or OSB. A properly repaired deck is flat, solid, and ready for new materials.

Step 8: Underlayment

New underlayment — felt or synthetic — is installed across the entire deck, starting at the eave and working upward. Each course overlaps the previous to direct water toward the gutter. Quality synthetic underlayment is preferable to felt for tear resistance and moisture management.

Step 9: Drip Edge and Flashing

New metal drip edge is installed at eaves and rakes. New flashing goes at all penetrations — chimneys, skylights, vents, pipes — and at valleys and wall intersections. This step is critical: proper flashing installation determines whether these vulnerable points stay watertight for the life of the new roof.

Step 10: Primary Surface Installation

Shingles, tile, or membrane is installed starting at the eave and working up. For shingles, each course is nailed at the manufacturer-specified nail zone with the correct number of fasteners. Ridge cap shingles or a preformed ridge system complete the peak.

Step 11: Cleanup and Final Inspection

All old roofing debris is removed from the property. The crew does a magnetic nail sweep around the perimeter. Gutters are cleaned of any material from the installation.

Walk the perimeter yourself. Look for:

  • Aligned, straight shingle courses
  • Tight, sealed flashing at all penetrations
  • Clean ridge cap installation
  • No debris on the ground or in plantings

Check the attic one more time — look for daylight intrusion and verify nothing was missed.

Step 12: Permit Sign-Off and Documentation

The building inspector reviews and signs off on the completed work. Your contractor provides:

  • Permit documentation
  • Manufacturer warranty registration confirmation
  • Written workmanship warranty
  • Maintenance recommendations
