Ventilation FAQs

Code sets the target as net free area: at least 1 square foot of vent opening for every 150 square feet of attic floor, or 1 to 300 when you have a proper vapor barrier and well-distributed venting. We split that area close to evenly between soffit intake and ridge exhaust, slightly favoring intake, then size the vents to your specific attic during a free inspection.

Yes. If your home is in a Wildland-Urban Interface zone, which covers much of inland and canyon-adjacent San Diego County, California Building Code Chapter 7A requires attic, eave, and soffit vents to be ember- and flame-resistant. Compliant vents are listed to ASTM E2886 and approved by the California State Fire Marshal. Insurers increasingly ask about them too.

A ridge vent runs continuously along the peak and exhausts evenly across the whole attic with no moving parts, making it our default when the roof allows. Static box vents suit broken ridge lines and need several placed high to match intake. Solar-powered fans add active exhaust for large or low-slope attics and run on sunlight, but only work alongside generous soffit intake.

It can. GAF and Owens Corning both require adequate, balanced attic ventilation as a condition of their shingle warranties. A heat-soaked attic bakes shingles from underneath, causing curling, blistering, and granule loss that traces back to ventilation the installer controlled. Correct ventilation protects both the roof and the manufacturer coverage that backs it.

Most ventilation work requires a permit so it can be inspected for code compliance, including Title 24 energy provisions and Chapter 7A fire requirements. We pull permits with the correct jurisdiction, whether City of San Diego, Chula Vista, El Cajon, or the County, and handle Coastal Commission overlay near the coast, so your roof passes inspection the first time.

Often, yes. Adding or clearing soffit intake, correcting conflicting exhaust, and installing static or solar vents can be done as standalone work in about a day. Continuous ridge vents are most efficiently installed during a re-roof, so if your roof is near end of life we may recommend pairing the two. We lay out both paths in your free quote.
